Do You Need Flood Insurance?


Federal law requires property owners in high-risk flood areas (Special Flood Hazard Areas or SFHAs, designated as Zone A or V on FEMA maps) with federally backed mortgages to have flood insurance. Lenders, even private ones, may also require coverage in moderate-to-low risk areas. But it’s important to know that floods can happen anywhere. More than 20% of NFIP claims come from outside high-risk flood zones.

What Does Flood Insurance Cover?

A standard NFIP policy typically offers two types of coverage for direct physical loss by flood:

Building Coverage

The physical structure, foundation, electrical and plumbing systems, furnaces, water heaters, central air conditioning, permanently installed carpeting, and built-in cabinets and appliances.

Contents Coverage

Personal property such as clothing, furniture, electronics, washers and dryers, and curtains. This coverage must be purchased separately and is paid based on the actual cash value (depreciation factored in).

What is Not Covered.


Flood insurance generally does not cover:

  • Damage from moisture, mildew, or mold that could have been avoided by the property owner.
  • Additional living expenses (like temporary housing) while your home is repaired.
  • Currency, precious metals, or valuable papers.
  • Property and belongings outside an insured building (landscaping, decks, pools, fences, septic systems).
  • Water damage from a source within your property, like a burst pipe (this is usually covered by homeowners insurance).
